About
Named for the detail that crowns almost every prewar building in Brooklyn and Queens - the part you only notice once someone points it out, and then cannot stop seeing.
The idea
There is no shortage of brokerages in New York. There is a shortage of ones where the person who pitched you is the person who does the work.
Cornice was built to stay at the size where that stays true. We take fewer assignments, underwrite each one properly before quoting a price, and are willing to tell an owner that now is the wrong time to sell. That last part costs us listings and earns us the next three.
Our coverage is deliberately concentrated: Brooklyn, Queens, and the Manhattan submarkets that trade like them.
The name
A cornice is the projecting moulding that caps a building - the line that finishes it.
It is the single most characteristic detail of the prewar walk-ups and mixed-use corners that make up our real-estate-driven city. It is also a decent description of what a broker is supposed to do: the structure is already there, and your job is to finish it cleanly.
Every mark in our identity is drawn from a real architectural element - a cornice profile, a dentil course, an ogee moulding. None of it is decoration for its own sake.
Who you work with
We are looking for people who are genuinely strong at leasing and management to build out those lines properly rather than bolting them on. If that is you, get in touch.
How we work
We do not buy listings with an inflated valuation and then spend six months walking you down. If our range is lower than someone else's, ask both of us to show the comparables.
Rent roll verified, expenses normalized, violations pulled and priced, taxes projected post-sale - all before the property is shown to anyone.
Not a junior, not a call centre. The same person from first call through closing.
